Tel Aviv‑Yafo Rent: October Listings Are Not Signed Contracts

Anyone searching now for a Tel Aviv‑Yafo apartment sees an asking price, not a signed contract's price. On 2 October 2026, Realta displayed 870 active three‑room listings in the city, averaging NIS 9,522 with a NIS 8,600 median. On 27 September, it displayed 618 active four‑room listings, averaging NIS 13,810 with a NIS 12,500 median. Both snapshots describe advertisements, not amounts actually paid.
The average‑median gap is what to examine before comparing apartments. For three rooms, the average is almost NIS 1,000 higher. For four rooms, the difference is larger, roughly NIS 1,300. Expensive listings pull the average up. The median lies nearer the list's middle but still is not rent debited from a bank account. An advertisement may remain online, appear across sites or describe an apartment that never rents at its stated price.
What the three- and four‑room listings show
A tenant comparing three and four rooms has two snapshots, not one series. The three‑room snapshot is current to the checking date, 2 October. The four‑room snapshot is earlier, 27 September. They cannot be joined into a graph to claim the market moved in four days. They show only what was offered on each date.
There were 870 three‑room listings, a relatively broad sample for a commercial snapshot, but still a sample of advertisements. There were 618 four‑room listings. Here too, breadth does not make the average a contracted rent. Realta aggregates several sites. Duplicates, outliers and old advertisements may remain in the figure.
Two‑room apartments are excluded. No current citywide snapshot using the same method and date was found. Without it, a statement about the gap between two and three rooms would be guesswork. Anyone needing that comparison must wait for a figure measured on the same day with the same sample type, or consult the city row in the official table.
Where the official figure is, and why it is not ready to quote
The Central Bureau of Statistics publishes free‑market rental estimates by district, major city and apartment‑size group. Groups include one to two rooms, two and a half to three, three and a half to four, and four and a half or more. The relevant source is Table 4.9 in the Housing Prices Monthly, in the July 2026 file.
This is the correct source for comparison with the previous quarter and with 2024 and 2025. Its rows have not been reproduced here. Until the Tel Aviv‑Yafo row is extracted from the file itself, no percentage change should be published. Nor should Tel Aviv District replace the city. District and city are not the same area, and a Petah Tikva apartment does not answer a city tenant's question.
Realta's listings snapshot does not use the same method as the bureau's estimate. Placing October's average asking rent beside July's estimate cannot establish that rents rose or fell. One describes advertised asking prices; the other estimates free‑market rents after statistical collection. Both are useful. They are not the same figure.
Arnona: Three fields before calculating a shekel
Tel Aviv‑Yafo's 2026 arnona order determines residential municipal property tax by tax zone, building classification and sometimes whether the area exceeds 140 square meters. A Kol HaBayit calculator updated in August 2026 summarizes the order. It does not replace municipal records or the bill itself.
No annual amount is therefore given here. An apartment in an expensive neighborhood may occupy a lower tax zone than a smaller apartment elsewhere if classification and area differ. Before signing, request the latest bill, check tax zone, building classification and taxable area, and only then compare. An address alone is insufficient.
What not to infer from this week
No dated source was found establishing unusually thin market activity during this Sukkot week. A holiday may explain an unanswered Friday inquiry. It does not alone explain an average‑median gap or justify assuming a final contract price. Neighborhood averages are also excluded. The Ramat Aviv, Shapira and Old Jaffa pages examined lacked an update date meeting the publication rule, and Old Jaffa's sample mixes the port with the neighborhood's interior.
The usable 2 October figure is narrow: 870 three‑room listings, NIS 9,522 average asking rent and NIS 8,600 median. The 27 September figure is equally narrow: 618 four‑room listings, NIS 13,810 average asking rent and NIS 12,500 median. The official row for annual comparison remains in the bureau's table, awaiting extraction.
